POCONO MOUNTAIN VACATION PROPERTIES • VACATION RENTAL TERMS & CONDITIONS

PAYMENTS & BOOKING CONFIRMATION

A minimum 50% deposit of the total rental payment + tax is required to secure your reservation; balance is required 30 days before arrival (90 days in advance for peak summer rentals). If you wish to make split payments please request when booking. If booking less than 30 days prior to the arrival date, total payment is required to secure your reservation.

After you request to book, we will review all details of your request within 24 hours and respond to any questions you may have or email an invoice for payment by credit or debit card. Any necessary adjustments for pets, cleaning, additional people, holiday rates, weekly/monthly discounts, etc. will be added at this time. A 2.9% + 15¢ convenience fee is added to all credit card payments. (Payment fee is only applied to security fee if any portion is withheld.) We also accept PayPal payments from a verified checking account using the Friends & Family option (no fee) as well as bank transfers (varies by bank).

Please be advised that we cannot guarantee availability of your requested dates until payment is received.

RENTAL CONTRACT

You will be required to sign a detailed rental agreement. By making payment you agree to abide by all terms and conditions herein as well as in the supplied rental contract. A sample agreement will be provided in advance on request.

CANCELLATION POLICY

SHORT-TERM RENTAL CANCELLATIONS (for stays of less than 14 days) – Cancellations that are made 30 days or more prior to scheduled arrival date will incur a $75 rebooking fee. Cancellations or changes that result in a shortened stay, or that are made within 30 days of the arrival date, forfeit the rental deposit unless the property is re-booked for the same period and rate, and you will then be charged a $75 rebooking fee. (All additional owner fees excluding credit card payment fees are refundable for cancellations; fees are non-refundable for shortened stays after check-in).

LONG-TERM RENTAL CANCELLATIONS (for stays of 15 days or more) – Cancellations that are made 90 days or more prior to scheduled arrival date will incur a $150 rebooking fee. Cancellations or changes that result in a shortened stay, or that are made within 90 days of the arrival date, forfeit the rental deposit unless the property is re-booked for the same period and rate, and you will then be charged a $150 rebooking fee. (All additional owner fees excluding credit card payment fees are refundable for cancellations; fees are non-refundable for shortened stays after check-in).

COMMUNITY FEES
Community fees are refundable at the discretion of the Arrowhead Lake Community Association. Current policy is to refund paid gate card and amenities fees by check to the owner, who in turn can issue refunds (I will refund via Venmo, echeck or bank transfer.) The Arrowhead $20 rental transaction fee is non-refundable.

CHECK-IN/CHECK-OUT TIMES
Consult the property listing or supplied house instructions for check-in/checkout times. Early check-in/late checkout, if available, may be reserved for an additional hourly charge. Unapproved late checkout will incur additional fees.

NO SMOKING POLICY
Indoor smoking is not permitted. Smoking is permitted outdoors provided cigarette butts are not discarded on the property. Indoor smoking is grounds for forfeiture of entire security deposit.

PETS POLICY
Dogs are permitted at some properties only with explicit written permission of the property manager or owner and execution of a pet addendum to your rental contract. (Certain breeds are excluded and certain properties accept only small, non-shedding dogs). Additional security deposit and pet fees may apply. Please inquire about pets when requesting to book. No cats, birds, or exotic animals.

MINIMUM AGE REQUIREMENT
All our properties have minimum age requirements. If anyone in your non-family group is under age 25 please contact us first to inquire about underage rentals as some properties may accommodate you. If consent is given, written and verbal parental permissions, contract signature and additional security deposit may be required.

PEST CONTROL POLICY

We make every effort possible to eliminate the occurrence of pests and rodents in our homes. We recommend keeping all doors and windows closed and that you do not leave food out. No other arrangements, property substitutions, rate adjustments or refunds will be issued for pest-related problems.
